  • The proposal comprises four stories above ground, one storey below ground, and an amenity area on the roof

  • Light-wells assist in affording daylight and ventilation to the building's central areas

  • The delivery yard and 16 car parking spaces are located to the north, between the Yeshiva and the railway line

  • The main design feature of the new building is the projecting first floor Beis Hamedrash (the main learning hall) which faces the Brent Cross Flyover on the Hendon Way (A41). The glazed box, rotated to pick up the angle of Brentfield Gardens, also acts as a canopy for the community area beneath

  • The main areas of the Yeshiva building are as follows:
    • Lower Ground Floor: Mikvah, Gym
    • Ground Floor: Entrance, Admin, Dining, Kitchens, Cheder Sheni, Refuse Store
    • First Floor: Beis Hamedrash, Hats and Coats, Lockers, Classrooms, Tutorial Rooms
    • Second Floor: Library, 14No Bedrooms, Sick Room
    • Third Floor: 21No Bedrooms, Social Areas, Guest Room
    • Roof: Amenity areas, "Green" roof

  • The Yeshiva caters for 99 boys who all board, plus 6 supervisors in Rooms 1 and 15

  • The central areas, which are windowless, are occupied by the main staircase, a lift, toilets and laundry areas

  • The Yeshiva will be designed as far as possible as an environmentally sustainable building subject to the site constraints such as noise and air quality from the adjacent North Circular Road:
    • Highly insulated facades combined with low levels of air permeability to reduce heat loss.
    • High efficiency condensing boilers and Combined Heat and Power Plant to minimise CO2 emissions from the heating system
    • Air Handling Units to be fitted with heat recovery (either recuperates or thermal wheels)
    • Variable speed pumps and fan systems to reduce pumping energy
    • High performance glazed facades with shading to minimise solar gains
    • Rooms to have high thermal mass to reduce peak summer time temperatures coupled with night ventilation to minimise cooling loads.

  • The expected usage in the Yeshiva is:
    • Beis Hamedrash: High intensity of use by 99 students from 7:30am to 9:30pm every day; students engaged in adversarial learning
    • Dining Room: Serving three meals per day to 110 people; light breakfasts, cooked lunches and dinners
    • Kitchens: Carry out full-meal preparations using fresh ingredients
    • Bedroom Accommodation: 11:00pm to 07:00am
    • Parking: 16 spaces for staff and guests (shared with Community Centre)
    • Deliveries: Periodical
    • Rubbish and recycling collection: Weekly

  • The amenity spaces for the boys are as follows:
    • A gym on the lower ground floor
    • Suitable areas on the roof
    • Occasional use of the Community Hall
    • Access across the pedestrian bridge to Hendon Park on the opposite side of the North Circular Road.
